Proposed rent control changes to the Residential Tenancies Act

The government has introduced the Rental Fairness Act, 2017 that, if passed, would change the Residential Tenancies Act. Proposed changes include extending rent control (the annual guideline increase) to all private rental units, including those first occupied on or after November 1, 1991. If the bill passes, any notices of rent increase given for these units on or after April 20, 2017, would be capped at the rent increase guideline. Notices given before April 20, 2017 would not be affected by the changes.

The proposed changes will only become law if the bill passes final reading in the legislature and is signed by the Lieutenant Governor. More information is available in the Ministry of Housing news release: Ontario Introduces Bill to Protect Tenants from Unfair Rent Increases
