E-filing with the Landlord and Tenant Board



The faster and cheaper way to file

By using the Landlord and Tenant Board's e-filing service, you can file your application quickly while avoiding common mistakes and delays. You will also be able to schedule you hearing date and pay the application fee through our secure site.

With e-filing, landlords and tenants can file the following applications from their computer:

Before you begin, there are three things you need to prepare.

First, check to see which application applies to your issue so you file the correct one. If you need help determining which form is right for you, visit www.sjto.gov.on.ca/ltb/forms and select "Help for Landlords" or "Help for Tenants" to see an overview of concerns and the appropriate form to file.

Second, have any required documents that must be filed in an electronic format. Only landlords are required to upload documents – this may be Notices of Termination and Certificates of Service. If these required documents are not uploaded with the application or filed to the Landlord and Tenant Board within 5 business days after e-filing, your application may be dismissed without a hearing.

Third, have a form of payment ready. Each application requires a filing fee and cannot be submitted without payment. E-file accepts payment by credit or debit. For credit card transactions, you can use MasterCard or Visa. For debit card transactions, you can use a debit card from all chartered banks except CIBC.

Once you know which application you're filing, have the required documents, and have payment ready, you can begin your application.

Select the appropriate form and fill out the information on the following pages. Once you have filled out the application, you will be asked to review your information. You will have the opportunity to print and/or download the application.

At the end of the form, you will have the chance to schedule your hearing for the first available date; if that date is not suitable, Landlord and Tenant Board staff will contact you at a later date to schedule your hearing. At the end of the process, you will be asked to provide payment for your application fee. Once your application is submitted, you will receive a notice of hearing in the mail within 10 days.
